Guestivo vs Operto
Operations-and-access platform combining smart-lock integration, IoT room control, mobile keys, and a guest-app layer. Strong in vacation-rental and serviced-apartment segments where physical access is a primary operational pain.
Operto is best for
Vacation-rental managers, serviced-apartment operators, and small hotels (15 to 200 units) where digital access (mobile keys, smart locks, gate codes) is a critical workflow alongside guest messaging. Operto's smart-lock partnerships are deep.
Operto is weaker at
Traditional hotel properties where the front desk handles physical access, AI-concierge-led guest interaction, and operations whose pain is messaging or upsell rather than access control.
Pricing position
Operto
- Custom Quote-basedpriced by unit count and selected modules source
- Separate Smart lock hardwareSalto, Yale, etc.; bring-your-own or partner-purchased source
Operto does not publish per-tier pricing; the company quotes by unit count and module mix (Operto pricing inquiry). Public reviews on Hotel Tech Report place the entry tier in the per-unit-monthly range typical for the access-control segment.
Guestivo
Guestivo prices per room per month with two billing models that share the same rate: Start (subscription only; guest pages read-only) and Pro (same per-room rate plus a 5% commission on guest transactions, which unlocks full online ordering). It connects to a hotel's PMS (Apaleo today) on a provider-neutral layer: reservation webhooks in, folio charge posting out, with no two-way reservation write-back. The shipped scope covers room service ordering, AI concierge, live chat, service requests, housekeeping coordination, and upselling. Online check-in and digital door keys are on the public roadmap (Coming soon), not yet shipped. See the Guestivo site.

Run the numbers on your property
The interactive tool below lets you set your own RevPAR uplift assumption. Use it to sanity-check whether the spend swap makes sense for your room count and ADR.

This is your assumption, not our claim. We do not promise a specific uplift; we let you set one.
How the numbers connect
- Annual room revenue = rooms × 365 × occupancy × ADR.
- Annual lift = annual room revenue × your assumed uplift %.
- Per-room per-month equivalent = annual lift ÷ rooms ÷ 12.

Switching from Operto to Guestivo
- For vacation-rental properties with Operto's IoT and access tooling at the operational core, Guestivo is not a like-for-like replacement; the migration is an architectural choice to give up access-depth in exchange for a broader guest-journey workflow.
- For traditional hotel properties using only the messaging and check-in pieces of Operto, the Guestivo migration is straightforward; note that Guestivo's own digital-lock support is still roadmap-stage (planned via Seam), so confirm lock coverage before relying on it.
- Document every active smart-lock and IoT integration before cutover; some are PMS-mediated and some are direct Operto-to-device, and the migration treats those differently.

Frequently asked questions
When does Operto stay the right choice?
For vacation-rental managers, serviced-apartment operators, and any property where digital access (mobile keys, gate codes, lock state monitoring) is a primary operational concern. Operto's smart-lock partnerships and IoT depth are not matched by general guest-journey platforms.
When does Guestivo win?
For traditional independent hotels where the front desk handles physical access and the operational pain is messaging, AI concierge, room service ordering, service requests, or upsell. Operto leaves those guest-journey workflows lighter than Guestivo bundles natively.
Can the two run side by side?
Yes, and this is common in mixed-portfolio operators (some traditional rooms, some self-access apartments). Operto handles access for the apartments; Guestivo runs the guest-journey layer for both. The dual subscription cost is real but defensible when both axes are operational.
How long does cutover take?
Two to four weeks for a property using only Operto's messaging and check-in. Vacation-rental properties with deep IoT integration should plan six to eight weeks and validate every device-platform mapping before fully decommissioning Operto.
What about mobile keys?
Digital locks and mobile keys are on Guestivo's public roadmap (Coming soon), planned via Seam (a universal lock API), and are not yet live in production. Operto's direct Bluetooth pairing and lock-partner depth are a live, category-leading strength for self-access vacation rentals today; a property whose core operational pain is physical access should treat that as a current Operto advantage.
How this compares to other alternatives
Guestivo and Operto sit in a wider field. If neither feels right, these are the next obvious places to look.
Duve
Branded-app guest-journey platform; lighter on smart-lock depth, broader on hotel guest-journey workflow.
Canary Technologies
Hotel-focused guest-experience platform with strong contactless check-in and PCI-grade payment authorisation.
OpenKey
Mobile-key-only specialist; narrower than Operto, simpler if mobile keys are the only need.
