Operto does not publish per-tier pricing; the company quotes by unit count and module mix (Operto pricing inquiry). Public reviews on Hotel Tech Report place the entry tier in the per-unit-monthly range typical for the access-control segment.

Guestivo

Guestivo prices per room per month with two billing models that share the same rate: Start (subscription only; guest pages read-only) and Pro (same per-room rate plus a 5% commission on guest transactions, which unlocks full online ordering). It connects to a hotel's PMS (Apaleo today) on a provider-neutral layer: reservation webhooks in, folio charge posting out, with no two-way reservation write-back. The shipped scope covers room service ordering, AI concierge, live chat, service requests, housekeeping coordination, and upselling. When does Operto stay the right choice?

For vacation-rental managers, serviced-apartment operators, and any property where digital access (mobile keys, gate codes, lock state monitoring) is a primary operational concern. Operto's smart-lock partnerships and IoT depth are not matched by general guest-journey platforms.

When does Guestivo win?

For traditional independent hotels where the front desk handles physical access and the operational pain is messaging, AI concierge, room service ordering, service requests, or upsell. Operto leaves those guest-journey workflows lighter than Guestivo bundles natively.

Can the two run side by side?

Yes, and this is common in mixed-portfolio operators (some traditional rooms, some self-access apartments). Operto handles access for the apartments; Guestivo runs the guest-journey layer for both. The dual subscription cost is real but defensible when both axes are operational.

How long does cutover take?

Two to four weeks for a property using only Operto's messaging and check-in. Vacation-rental properties with deep IoT integration should plan six to eight weeks and validate every device-platform mapping before fully decommissioning Operto.

What about mobile keys?

Digital locks and mobile keys are on Guestivo's public roadmap (Coming soon), planned via Seam (a universal lock API), and are not yet live in production. Operto's direct Bluetooth pairing and lock-partner depth are a live, category-leading strength for self-access vacation rentals today; a property whose core operational pain is physical access should treat that as a current Operto advantage.
